Term and Conditions for booking the Old Rectory Maidford:
 

The following Terms apply:

“Customers” shall mean the individual who made the booking.
“Tenants” shall mean the customer’s party.

Contract

When the customer submits a booking via our reservation system they will receive an automatically generated booking summary by email to the email address provided in the booking form.  This does not form a contract between us.  A contract shall only arise when the booking is subsequently confirmed in writing via a letter of confirmation sent to the customer by email.

Booking Policy

For bookings not made through Air BNB or online travel agents, 25%of the booking total is payable to secure the reservation.  10% is non refundable.  The outstanding balance is due no later than 30 days before check in date.  
N.B  The maximun trip cost reimbursement is $25,000 USD - converted to £ sterling at the going exchange rate.  Maximum trip length is 180 days.

Cancellation Policy

We are protected by Master Cancel which removes the stress and worry from booking your stay.  You can cancel up to and including 2 days before the check in date.  Master Cancels flexible terms and conditions allow you to book with confidence, knowing that if you cancel for unforeseen circumstances, we will refund you in full.

Refund Payments for cancelled bookings 61 days or more before check in date will be released to the cancelling guest within 5 days of when the cancellation is made. 

Refund Payments for cancelled bookings from 60 days up to and including 2 days before check in date will be released back to the cancelling guest on the scheduled date of check-out of the original 
booking. 

Cancellations made 1 day prior to or the day of check-in will not be eligible for refund. Example: For a check in on Saturday, Guests could cancel the prior Monday, Tuesday, Wednesday, and Thursday, but 
not Friday (1 day prior) or Saturday (day of check in). 

Guests may cancel their reservation by notifying The Old Rectory Maidford in writing that they wish to cancel. 

Covid Policy

If due to Government restrictions the tenants are unable to fulfil their booking the customer will be refunded in full subject to 48 hours notice.  There will be no refund if you do not give us 48 hours notice from your check date of your intention to cancel your booking.

Damages Policy

There is insurance in place to cover £1,000 of Accidental Damage. The premium will be added to the customers booking fee. Any wilful damage or damage made by the tenants in excess of £1,000 is payable by the customer.

Smoking Policy
No smoking in the house. (Ashtrays are provided outside).   Empty on your departure in the black wheelie bins.
General Terms

The customer warrants that the property let is to be used for the purpose or a holiday and will not be sub let.

The number of people occupying the premises shall not exceed the number agreed at the time of booking.  Should additional tenants be agreed by both parties thereafter the customer will incur additional fees.

The customer agrees to vacate the premises without demand at the termination of the period of hire.

Check in and Check out times

Check in is from 12.30 pm and check is by 12.00.  Alternative times can be arranged if agreed in advance.  Late check outs will incur a charge.

Waste disposal
Blue wheelie bins are for recyclable items.  Black wheelie bins are for non recyclable items.  Small grey food bins are for food waste.  Green recyclable bin in utility room is for glass bottles.
Animals

Dogs are to be agreed in advance and we request that they are not allowed upstairs or on the furniture.  No dangerous animals are permitted on the premises.  The garden is not dog safe and we are on a road so animals are brought at the tenant’s risk.  

Please do not bring any dog on the premises that is not safe with chickens as we have free range bantams.

Noise
Please be considerate of the village - we are on the outskirts and you will have total privacy however noise does travel especially at night.
Please do not make any noise or play music outside after 9.30pm.  You can continue your celebrations inside the house for as long as you like.
Swimming Pool
There is a swimming pool for your enjoyment which the tenants use entirely at their own risk.
No glass by the pool. Plastic glasses and plates only. They are in the games room in the cupboard.
Put cushions for the pool area away in the games room at night. Cover pool.
Tenants to provide their own swimming towels.
If the tenants use the Gas BBQ - there is a £30 charge for the gas and cleaning.  Please leave cash on your departure on the kitchen table.
House Rules
This is our home so we ask that you essentially treat it as you would your own.
Linen is provided for all beds but please bring your own bath towels and swimming towels.
Do not help yourself to any wine or spirits that have been left in the house.
Toilet roll is provided and basics are in the cupboard if you forget some provisions.  The tenants are expected to bring all their own food and beverages that you will require during your stay.
No red wine upstairs or any drinks that will stain when spilt.
Can you instantly clean any spillages on sofas or carpets.
Use the LED candles (provided) in the dining room, drawing room or kitchen.  No real candles allowed due to fire risk.
Empty kitchen bin and food bin as you leave.
Shut all windows and doors when you go out.  Leave keys on kitchen table on your departure.  
Any breakages let us know. There is an honesty book to write them down in.
